Project Management Services:
The services below are beneficial for Homeowners who want to run their own projects but need assistance and Investors who want to rehab a property for profit but need management and trade help. We can consult with you to assess county and project requirements, scope of work and obtain necessary permits and locate design services if needed (interior designers, architects, engineers), and help you outline the specifications and timelines required. Consulting fees can be negotiated by the hour or per project, depending on the scope of work.
The benefit to you is savings in the mark up and profit categories. Companies and trades individuals will charge you a profit on materials and labor at a higher rate than what they will charge ABSI, the general contractor. You are paying a set pre-approved rate for our service, you will save on mark up and profit, and you have access to our cost benefits as a general contractor when procuring materials and trade services. Best of all, your project is done legally and on a timely basis.
You can utilize our project manager's talents and skills as little or as much as needed for your type of project, as follows:

Assist in the planning, scope and budget of your project

Assess county requirements and permits (if applicable)

Design service selection (architectural/engineering/drafting) (if required)

Trade Professionals Selection and Request for Bids

Review Bids

Trade (or contractor) selection and background checks

Coordinate retrieval of trade insurance, license and bonding documents if necessary

Scheduling and supervision of trades

Periodic Walkthroughs with Owner while work is in progress

Communication liaison between Owner and trade professionals

Oversee payment requests and make sure change orders are documented
